Mobile Home Park Owner Defends Practices in Lyon County Court
The civil trial involving Broadmoor Valley mobile home park continued in Lyon County District Court as its owner, Paul Schierholz, took the witness stand on Tuesday.
The lawsuit, filed by the Minnesota Attorney General’s Office in 2021, alleges that the park’s owners failed to maintain the property, charged excessive late rent fees, and retaliated against residents.
Schierholz, the sole owner and president of Schierholz and Associates, which owns Broadmoor Valley, addressed various issues, including rent policies, park conditions, and road maintenance.
He stated that late rent fees were previously set at 10% of monthly rent but were later adjusted to comply with Minnesota’s 8% cap after the lawsuit was filed.
During testimony, Schierholz was questioned about the condition of abandoned mobile homes owned by his company and the state of the park’s roads. Financial records from 2016 to 2021 presented in court showed that reported road maintenance expenses were, in some years, less than $1,000.
Defense attorneys, however, highlighted that Broadmoor Valley sometimes operated at a financial loss, with the 2022 net income showing a deficit of over $125,000. They also pointed to over $236,000 in professional expenses, which included legal fees.
A $500,000 grant awarded to Broadmoor Valley in 2022 by the Minnesota Housing Finance Agency was also discussed. Schierholz testified that only $150,000 had been used, primarily for planning and design work for road improvements, and that additional funding applications had not been successful.
Another point of contention was a former resident being charged rent for two vacant lots after a community event was held there.
Schierholz justified the charge by stating that use of a private lot without permission constituted trespassing, though he noted that a designated common area was available for such gatherings.
While Schierholz was the only witness to testify on Tuesday, District Court Judge Tricia Zimmer made a key ruling to strike portions of testimony from an investigator with the Attorney General’s Office regarding late rent fees.
This portion of the testimony will not be considered by jurors when reaching a verdict.
With the trial nearing its conclusion, attorneys indicated that closing arguments could begin as soon as Thursday. Additional witnesses may still be called before then.
More Breakfast, More Burgers: Hy-Vee Rebrands In-Store Restaurants

Hy-Vee is launching a major rebrand of its in-store dining experience, transitioning all locations to Hy-Vee Market Grille.
This update, rolling out in phases across the Midwest, brings refreshed menus with a strong focus on breakfast and burgers, with all locations expected to complete the transition by February.
The new breakfast menu, debuting February 4, will feature a variety of classic favorites, including omelets, pancakes, French toast, biscuits and gravy, and hash browns.
Lunch and dinner options, arriving later in the month, will introduce an expanded selection of popular dishes such as burgers, BLT sandwiches, and pork tenderloin sandwiches, along with wings and wontons.
Operating hours will accommodate both early risers and evening diners, with weekday breakfast available from 6–11 AM, followed by lunch and dinner service until 8 PM On weekends, breakfast service extends until 2 PM, and select locations will offer a brunch buffet.
Customers can enjoy their meals through dine-in, carry-out, or third-party delivery services.
Once the transition is complete, Hy-Vee will operate 221 Market Grille and Market Grille Express locations throughout the region, aiming to provide a refreshed and inviting dining experience for customers.
